We pursue the opportunity to partner with organisations that recognise the need to engage skilled, expert resources on a short term or project basis, when extra effort is required to implement change, accommodate growth, or develop an innovative solution to our clients’ accommodation requirements.

Brian Carson - Principal Consultant – has many years of experience in the field of Corporate Real Estate and Facilities Management from a user standpoint, rather than a Real Estate agency perspective.  This means, Think Property can understand the necessity for a balanced CapEx and OpEx and can assist in the preparation of budgets, business cases and board papers where necessary.  Brian was the National Corporate Services and Property Manager for insurance group AAMI and was responsible for over 100,000 sqm of property in all states of the country, as well as concurrently holding the portfolios of Procurement, Telecommunications and Business Continuity, giving a very business-oriented view to the property proposition.  Brian has also run Property Valuation practices across the country.

Senior Consultant - John Carson - commenced his career in Commercial Real Estate some 30 years ago with city based agency Chesterton International before founding the boutique commercial firm Teska & Carson in 1989. John was instrumental in the establishment of the firm, one of Melbourne’s leading agencies specialising in all facets of the commercial and industrial real estate market.

Why choose Think Property CRE Solutions?

Think Property’s suggested approach is always to develop a framework within which to ensure that the key criteria for any project are captured – these would include the various component physical pieces, such as leases, rent reviews etc and then work within the corporate vision to challenge the business’ thinking in relation to the opportunities from a property perspective.  This could include: Systematic space use assessment, Locational assessment and comparisons, Consolidation strategies, Lease renegotiation strategies including rent review mechanisms, Review of make good obligations and possibilities to mitigate, Rationalisation of OpEx and CapEx spend within the property category.

  • Professional independence, which means that there are no conflicts of interest in dealing with Real Estate Agents, Landlords or Developers.  We source our fee from our client and work exclusively for you to ensure the best property solution and the optimum financial outcome, making certain that all available options are reviewed.

  • Our fees are fixed and linked to the service we provide – not the value of the transaction or ‘deal’.  This means that we do not put any pressure on our clients to adopt a particular solution or ‘upsize’ due to the fact that there may be a ‘sliding scale of fees’ in place.

  • Our experience and property knowledge allows us to quickly respond to your requirements; freeing you up to continue the core activities of your role, saving you time – and money.
